Please sign up for an account or log in to access your online portal. This portal will contain all of your shoots and ordering information, as well as your profile info that will populate your branded website and materials.

We fully edit EVERY. SINGLE. PICTURE. We strive to get you images as soon as humanly possible, but depending on our workload, we have the following times set below:
Photos: For standard shoots, less than 12 hours from shoot time. Large homes may need additional processing time.
3D: Less than 12 hours
Video: 12 to 48 hours, depending on complexity of the project.
100% fee assessed for appointments cancelled within 1 hour of the scheduled time.
100% fee assessed for no-shows.
100% fee for properties unfit for photography upon arrival (45 minutes to attempt photography).
50% fee assessed for appointments cancelled within 2 hours.
No fee for appointments cancelled for inclement weather.

We try to keep weekends for family. If our week is packed and we cannot fit you in, we will shoot on weekends at no charge. If the request is for the weekend, the will be a $25 additional fee.
Our system uses zones to help us standardize travel fees outside our normal area of operation. These are automatically calculated when placing an order. Our normal area of operation starts at Webster and extends to Brockport, Sodus, and Canandaigua (city). Anything beyond will start to incur a travel fee.

The Basics
Meet with your sellers ahead of time to go over the following suggestions outlined below.
Interiors
Think of it as an open house; make sure all personal belongings are stowed away, clothes are put away, clutter is cleared from counter tops, towels are clean and folded, and anything you do not want to appear in the photos are hidden. Place staging material where needed. We would be happy to give suggestions when we arrive.
Exteriors
All non-decorative items such as toys, hoses, storage bins, yard equipment, and anything else you don't want to appear in a photo should be stowed away. Cars should be parked in the garage or in the street to ensure they are not in the picture.
Depending on the size, complexity, and lighting conditions of the house, it could take anywhere from 45minutes to 1.5 hours. We aim to be out within one hour. If you ordered a 3D tour or video, the time involved is much greater, so plan on a few hours total.
We will send you a link to download the pictures. As per our turnaround time, you'll receive them within 12 hours of the shoot. Most of the time you can expect them the evening of the shoot!
PLEASE NOTE Pictures will not be released until payment is completed or an arrangement has been made with us. We like to keep things flexible, but also in order where we can! Thanks for understanding.
You do not, as long as someone is home. We do not open drawers, or move breakable objects or heavy furniture for obvious liability concerns. If you have specific shooting concerns, it’s best to be present so nothing is missed. We will only shoot vacant/empty homes with no one present.
We are not liable for any specific shots missed if you are not present. As professionals, we will use our best judgment, however, we cannot be held responsible for things that were not communicated in writing.
We are constantly checking weather forecasts to ensure you get the best images possible, but if for some reason we feel that it something that will impact the shoot, we will reach out to you and ask if you would like to continue or reschedule. If you decide to proceed with a shoot and weather happens that impacts the exterior images, you may schedule an exterior re-shoot ($50 + additional travel).
We understand sometimes it's not possible to wait for perfects days, so we offer services to make cloudy days look sunny!
